With the great anticipation you have about your move, it's nice to know that your expectations in housing will be fulfilled. While it has become a seller's market the last few years, you will find that the existing home market has something for everyone.
The median sales price for all homesin the Colorado Springs area is $171,000. Although this represents a rise in recent years, the area remains a very desirable place to buy a home compared to most major-city markets.
North Colorado Springs, CO
The sprawling U.S. Air Force Academy campus precludes most northward development between I-25 and the mountains. The area east of the Interstate, however, is poised for rapid growth. Existing neighborhoods include Black Forest, a heavily treed area of homes on lots of five acres or less, and the country club community of Gleneagle, directly across I-25 from the academy. Farther north, the Tri-Lakes area which includes the small towns of Monument and Palmer Lake, the Woodmoor development (and their three namesake lakes) is attracting more and more residents who don't mind the 15 to 20 minute drive to Colorado Springs. This area is also popular with people who commute to jobs in Denver. Home prices in the Tri-Lakes area range from $150,000to more than $450,000, while Gleneagle's single-family homes and town homes range from $190,000-$500,000.

Northeast Colorado Springs, CO
Little more than 30 years ago, primarily antelope and prairie grass inhabited this section of the city. Since, then, it has grown faster than any other area. Early northeast development like Rustic Hills, Village Seven, Garden Ranch, Vista Grande, Erindale, and Falcon Estates extend northward along Academy Boulevard. Homes in these neighborhoods offer typical suburban amenities and prices from $100,000 to $300,000. More recent construction in a similar price range is available in the Briargate area east of I-25 and Academy Boulevard, and in Norwood, Columbine Estates, Old Farm, and Stetson Hills.

Northwest Colorado Springs, CO
West of I-25 and south of the Air Force Academy is another area of Colorado Springs that has grown rapidly in recent years and offers a variety of attractive housing options. Rockrimmon, with its rolling hills and dramatic bluffs, saw most of its development from the late 1960's through the 1980's. Its diverse housing stock includes apartments as well as town homes and single family residences priced from $150,000 to $450,000. Pinecliff, to the south of Rockrimmon, offers similar geography and price ranges. Just north of Rockrimmon, the Woodmen Valley provides a country atmosphere with larger lots.
Bordering the foothills, are the newer neighborhoods of Peregrine, Mountain Shadows, Oak Hills, and Pinon Valley. Housing choices in these subdivisions range from fairly typical suburban tract homes along Centennial Boulevard in Pinon Valley to larger, more upscale offerings in the other neighborhoods. Prices in this part of town generally begin around $120,000, and rise with the elevation and the splendor of the views. Custom and semi-custom homes in Peregrine and the upper reaches of Mountain Shadows, for example, sell in the $500,000 range.

Central Colorado Springs, CO
Surrounding downtown Colorado Springs is a diverse range of neighborhoods, from one of the most prestigious to among the most modest. From just north of the downtown business district to Colorado College, small professional and business office buildings (many of which are converted, turn-of-the-century residences) mix with older single-family homes, churches, student rooming houses, and apartments. The Old North End extends north from the college, and includes proudly restored and maintained mansions built by men who made their fortunes in the Cripple Creek gold rush of the 1890's. Further north are the more modest, established neighborhoods of Kittyhawk, Venetian Village, and Cragmoor. East and south of downtown are areas of mostly smaller bungalows built before the 1930's. The West Side, encompassing several neighborhoods with their own distinct identities, begins at I-25. Price range: under $100,000 to more than $1 million.

South Colorado Springs, CO
Because the army's Fort Carson extends south of Colorado Springs between I-25 and Highway 115, the city has been prevented from growing much in this direction. Exceptions include Stratmoor Valley and Stratmoor Hills near the intersection of I-25 and Highway 85-87, and the communities of the Fountain Valley. Lying east of I-25, Security, Widefield, and Fountain offer a mix of neighborhoods built from the 1950's to the present. The Valley's newer subdivisions can be found to the east of the more established neighborhoods. Existing homes in the Fountain Valley are priced from less than $140,000 to $20,000, with new construction slightly higher.

Southeast Colorado Springs, CO
East of Circle Drive and south of Highway 24 are Pikes Peak Park, Gateway Park, and Southborough. Primarily single-family homes with several apartment complexes and mobile home parks, southeast Colorado Springs is especially convenient for residents who work at Fort Carson or Peterson AFB. Homes in this area generally sell in a range from $125,000 to $175,000.

Southwest Colorado Springs
Many of southwest Colorado Springs' neighborhoods are upscale. Mansions near the five-star Broadmoor Hotel and Resort routinely change hands for seven-figure prices. Custom-built homes with magnificent views can be found throughout Skyway, just north of the Broadmoor; in Cheyenne Mountain Ranch near the Country Club of Colorado; and in Broadmoor Bluffs, Broadmoor Hills, Penhurst Park, and Broadmoor Oaks, all of which lie south of the Broadmoor overlooking the city. Prices in these neighborhoods generally top out at $750,000 to $900,000, but town homes, condominiums, and some smaller single-family houses are available from $200,000or so.
Homes in Cheyenne Meadow and Cheyenne Hills, on the east side of Highway 115, offer views of Cheyenne Mountain that are just as good as those enjoyed by their upscale neighbors, but are priced in the $150,000 to $250,000 range. Other generally more affordable, southwest Colorado Springs enclaves include lower Skyway, Cheyenne Canyon, Ivywild, and Stratton Meadows.
